  • Growth Farms Australia Fund 1 (“GFAF1 or the Fund”) is an unlisted agricultural investment fund focusing on the acquisition and management of agricultural assets in Eastern Australia
  • GFAF1 will be managed by Growth Farms Pty Ltd (“Growth Farms”), an agricultural asset management company
    • Growth Farms currently manages in excess of AU$390M of agricultural assets throughout Australia with a highly experienced management team and a demonstrated investment track record
  • GFAF1 has a target fund size of AU$150M with a target IRR of 10% - 14% per annum (after fees) over a 10 year term
    • GFAF1 has secured a AU$30M seed investment from a UK institutional investor (representing 20% of target equity). CBRE Global Investors (a leading property and real asset investment manager) acting on behalf of the seed investor undertook a comprehensive review of the agricultural asset managers in Australia and selected Growth Farms as their preferred manager

Fund Strategy

  • Invest in agricultural land based assets where Australia has a comparative advantage from a climate, cost base, product quality and marketing perspective
  • Pursue a cropping and sheep meat strategy (“mixed farming”) that feeds into the growing demand for grain and protein
  • Construct a diversified portfolio to minimize production and climatic risk
  • Acquire farms in historically reliable areas of Eastern Australia with a low rainfall correlation
  • Focus on undervalued assets with the potential for productivity gains, applying advanced management techniques and targeted capital expenditure to drive operating and capital returns
